A property tax protest is a process that owners of real estate in Texas can use to challenge the annual tax assessment made by their county's appraisal district. Through the protest, homeowners can seek a reduction in their property taxes if they feel that their property has been unfairly assessed, resulting in an excessive tax bill.
In Montgomery County, the Montgomery Central Appraisal District (Montgomery CAD) is responsible for determining the assessed value of every piece of real estate in the county. If you believe that your home’s assessed value is too high, you can file a property tax protest appealing the value determination with the Montgomery Appraisal District.
After you submit your protest, you will have the opportunity to meet with a Montgomery CAD staff member to discuss your concerns. Many protests are resolved informally during this meeting. However, if you cannot reach an agreement with the Montgomery Appraisal District, your protest will be scheduled for a formal hearing in front of an independent citizen panel known as the Appraisal Review Board (ARB).
In Montgomery County, you can attend an ARB hearing in any of the following ways:
During your ARB hearing, you and the Montgomery Appraisal District will both have the opportunity to present evidence supporting your arguments. These hearings typically take about 15 to 20 minutes total, so you have a very limited amount of time in which you can make your arguments.
After hearing from both sides, a panel of three ARB members will set a final value for your home. If you have been successful in your protest, that value will be lower than the initial assessed value, and in turn, your property taxes will be reduced.
If the Notice of Appraised Value the Montgomery CAD sent you indicates that online protest is available and lists an Online Protest ID, you are eligible for an online protest with the Montgomery Appraisal District. The Notice will include instructions on how to submit your protest.
If your Notice of Appraised value does not include an Online Protest ID, you cannot file your protest online, Instead, you will be required to file a written protest with the Montgomery CAD.
You can submit your protest in person at 109 Gladstell Street, Conroe, TX 77301, or you can mail a form to the same address.
